What is a duplex in Monaco?

A duplex is an apartment spread across two floors, connected by a private internal staircase. Unlike a penthouse, it doesn't need to sit on a building's top floor. A duplex can occupy any two consecutive floors, including somewhere in the middle of a building.

That distinction matters in Monaco, where the two terms often get mixed up in everyday listings. A duplex on the third and fourth floors of a ten-storey residence stays a duplex, no matter how it's marketed, and never becomes a penthouse.

Why this layout appeals to buyers?

Separating living areas remains the strongest argument in favour of a duplex. One floor built around entertaining, with a living room and open kitchen, and a second floor set aside for bedrooms, creates a layout that draws a clearer line between reception and private space than a single-level apartment of similar size.

This setup particularly suits families who entertain often. Guests can move freely on the reception floor without necessarily reaching the private bedroom level, a distinction that's harder to achieve on many single-level layouts.

A duplex can also feel more spacious than its floor area suggests, thanks to the internal staircase and the openings that come with it, sometimes reinforced by a double-height ceiling. That effect depends on how the property was designed, though, rather than following automatically from a two-floor layout.

Duplex, penthouse and triplex, the distinctions that matter

A duplex is defined purely by its two-floor layout. A penthouse is defined purely by its position on the top floor. These are two entirely separate criteria, one architectural and one positional, which is why they sometimes overlap without ever substituting for one another.

A triplex follows the same vertical logic as a duplex, just across three floors instead of two. Mareterra shows this range of formats well. Where to find a duplex in Monaco?

Duplex apartments turn up across several districts of the Principality, in quite different forms. In older buildings around the Golden Square and Casino Square, some duplex layouts come from merging or reconfiguring apartments, always subject to co-ownership rules and the necessary planning approvals.

Newer developments take a different approach. At Mareterra in particular, some residences build in duplex, triplex and even quadruplex layouts from the design stage, with vertical circulation and floor plans built around these larger volumes. Other districts, including La Condamine, Fontvieille and La Rousse–Saint Roman, also count duplexes among their housing stock, whether through renovation or more recent construction.

Who buys a duplex in Monaco?

Duplex apartments can appeal to families, permanent residents and buyers looking for a clear separation between reception and private space. Their appeal also depends on the address, the building, the view, outdoor space and the quality of the interior layout, criteria that remain decisive in Monaco regardless of a property's format.

Other buyers are simply drawn to an unusual floor plan, different from the standard single-level apartment, without the top-floor position being a priority for them at all.
